The new Minimum Energy Efficiency Standards (MEES) regulations are due to come into effect on April 1st 2018, but many property experts are concerned that building managers are under-prepared for the new regulations.   The regulations will mean that buildings with a low rating (below an E rating) will not be allowed to sign new leases or take on new tenants.

The aims of the MEES regulations are:

• Improve the energy efficiency of the most inefficient properties (i.e. those with an EPC rating of ‘F’ or ‘G’)
• Work toward achieving the UK’s legislative targets – CO2 emissions from all buildings must be ‘close to zero’ by 2050
• Help to tackle the traditional barrier to the implementation of energy efficiency works in buildings where the landlord foots the bill for improvements that benefit the tenant.

A recent survey by Bilfinger GVA research and published by Property Week showed that whilst 93% of respondents felt that the regulations would have an impact on price, 43% confirmed that they were still to assess the full impact on their own portfolios.
