The new Minimum Energy Efficiency Standards (MEES) regulations are due to come into effect on April 1st 2018, but many property experts are concerned that building managers are under-prepared for the new regulations.   The regulations will mean that buildings with a low rating (below an E rating) will not be allowed to sign new leases or take on new tenants.

The aims of the MEES regulations are:

  • Improve the energy efficiency of the most inefficient properties (i.e. those with an EPC rating of ‘F’ or ‘G’)
  • Work toward achieving the UK’s legislative targets – CO2 emissions from all buildings must be ‘close to zero’ by 2050
  • Help to tackle the traditional barrier to the implementation of energy efficiency works in buildings where the landlord foots the bill for improvements that benefit the tenant.

A recent survey by Bilfinger GVA research and published by Property Week showed that whilst 93% of respondents felt that the regulations would have an impact on price, 43% confirmed that they were still to assess the full impact on their own portfolios.

Monodraught solutions can be beneficial in supporting buildings to meet the MEES regulations.  By installing SUNPIPE®, COOL-PHASE® or WINDCATCHER® solutions, buildings can benefit from significantly reducing energy usage, thus cutting energy bills and reducing CO2 emissions.

When following this approach, Landlords can be satisfied they are working towards meeting MEES regulations.  In addition they can potentially attract new or longer term tenants by providing a healthier more attractive environment, as shown in an article by the US Green Building Council.

There are many positive reasons for tenants of these buildings to support a natural lighting, cooling or ventilation approach, primarily to be gained from living or working in a healthier environment.   Studies have shown that buildings which are naturally lit demonstrate a 20% increase in productivity and a reduction in absenteeism, whilst circulating fresh air in a building can also help aid concentration and reduce sick building syndrome.

For facility managers, Monodraught control strategies have also evolved in recent years. Capacitive touch screen controls provide an educational element, explaining how the system works and providing clear input as to corrective action that may need to be taken should temperatures or CO2 levels rise, to ensure optimum performance.

Consistent data logging can allow building owners to analyse their cooling and ventilation strategy and mirror in other properties they may own or manage, it also provides valuable information to Monodraught to help with ongoing product development improvements.
